The Trillium shop offices development secures RM60 million Sales in one week

Kuala Lumpur – Friday, 22 May 2009

Syarikat Pembenaan Yeoh Tiong Lay Sdn Bhd (SPYTL) today announced the resounding success of its newest commercial development, The Trillium, the second of its property projects located in the established Sungei Besi neighbourhood. Within one week of its official launch held last week, property buyers rushed to snap up all 60 units of The Trillium’s first phase of 3-storey shop offices, generating a total GDV of RM60 million for SPYTL.

Commenting on the overwhelming response, Mr. Edward Lee, General Manager of Property Department, SPYTL said, “Given the current economic conditions and the general health of the real estate market, we are extremely thrilled that discerning property buyers have recognized the value of The Trillium’s offerings.

“The sell-out of The Trillium has certainly proven that a quality product with the right location can weather any cycle of the market. This is coupled with our strong track record of delivering high capital appreciation on all our properties, in turn maximizing value for us, our purchasers and our investors.”

The Trillium, labeled as Kuala Lumpur’s next business hotspot is set to redefine Sungei Besi’s retail and commercial landscape with its modern take on traditional shop offices upon its completion by the first quarter of 2010. Besides its spacious built-up that starts from 4,805 sq. ft, The Trillium’s other winning advantage is its strategic location that places the development within immediate reach of both KL city centre and PJ.

The new business precinct is located within five highways - MMR2, Besraya Highway, Kesas Highway, New Pantai Expressway and the new Maju Expressway which provides direct access to Putrajaya and the KL International Airport. Public transportation is also available via the Sungei Besi LRT station, which is within walking distance and the Serdang KTM Komuter station is 10 minutes away. The new Bandar Tasik Selatan Integrated Transport Terminal, which will be completed by the end of 2010 further enhances connectivity for The Trillium.

Amenities and facilities of the adjacent shopping areas such as Carrefour, Mines, South City and Sungei Besi town further add to the many conveniences found at The Trillium.

Besides The Trillium, SPYTL had earlier launched Midfields, a 23-acre mixed development project offering prime stylishly designed condominium units, retail lots and offices that is also located in Sungei Besi. The launch of Phase One of the Midfields condominiums in 2008 was an overnight success where 300 units were sold out in the first weekend of its debut.

The launch of The Trillium also follows in the footsteps of the highly successful Lake Fields project, which was launched in 2005 featuring a gated development of unusually spacious homes set within a green landscape of pocket parks and linear park, overlooking a picturesque 15-acre lake. The first phase of Lake Fields – Meadows & Glades was launched in 2005 amidst much fanfare where over 500 units of the 3-storey terrace homes were oversubscribed by 10 to 12 times in just 2 months. Lake Fields is located just next to The Trillium, sharing a private entrance access that was customised for both developments.

“The success of both Lake Fields and Midfields, together with the sell-out record achieved for The Trillium confirms the strength and viability of the Sungei Besi area,” Mr. Lee further added. “But more importantly, our commercial projects are already assured of a huge catchment of traffic with the existing Lake Fields community, the future residents of Midfields condominiums when it is completed in 2011, and the added potential from all surrounding neighbourhoods.”

Moving forward, SPYTL is set to grow its presence in Sungei Besi with the next phase of The Trillium, to be launched ahead of schedule due to the unexpected strong demand received for Phase 1. The second phase of 3-storey shop offices comprising 40 units will be open for sale from 25 May 2009 at a starting price of RM1.14 million.
